II. VARIANCE (S)
A. Prime Time Inc, Project Address 2110 Dakota S, is requesting to construct an addition 3’ from the west property line (in line with existing building), where code requires a 20’ front yard setback in an area zoned B-3 (General Business District).
B. Carlos Ardon, Project Address 605 Dakota Ave N, is requesting to construct a 20’ X 27’ detached garage, which will be 120 square feet over code as follows: all structures on the lot , including accessory buildings, shall not exceed 30% of the lot area & be setback 18’ from the sidewalk, where code states that whenever a garage is designed to be entered directly from the side street or alley, the distance between the door and lot line shall be 20’ or more in an area zoned R-2 (One Family Residential District).
